YOUNGSTOWN Wick Neighbors Inc. has selected a firm to do predevelopment design work for its proposed $250 million Wick District-Smoky Hollow plan.
Zaremba Inc. of Cleveland was among three developers to submit proposals to Wick Neighbors Inc., the nonprofit agency in charge of redeveloping the area.
A Wick Neighbor's committee, including representatives from the building trades, the Home Builders/Remodelers Association of the Mahoning Valley, Youngstown State University, the city school district, the city, private business, churches and residents, reviewed the proposals, interviewed the developers and selected Zaremba.
The primary reasons for selecting Zaremba are the company's previous successful experience in similar developments, and the quality and experience of those on the company's development team, said Margaret Murphy, executive director of Wick Neighbors.
"Zaremba has substantial experience," she said. "The developer is excited about this, and we're excited to have Zaremba work with us."
Area in question
The Wick District-Smoky Hollow area takes in 66 acres bounded by Wick, Andrews, Rayen and Madison avenues, with most of the property owned by YSU.
The Wick Neighbors' development plan for the area includes a 3-acre park; more than 500 townhouses, condominiums, single-family homes and apartments; commercial and retail space; senior citizen housing, and office space.
Zaremba "will stay true to the original concept, but there'll be some tweaking," Murphy added. "The predevelopment phase will take several months, and by the end of the year we want to move to a development agreement."
During the predevelopment phase, Wick and Zaremba will review the plan's design, seek financing, evaluate the market and consider housing types.
Zaremba President Nathan Zaremba said his company is excited to have the opportunity to develop this project.
Zaremba is working with City Architecture, the Cleveland urban design firm that helped Wick Neighbors develop the Wick District-Smoky Hollow plan.
Previous projects
Zaremba has specialized in developing urban centers since the early 1990s, Murphy said.
Among Zaremba's projects are:
HarborWalk Development in Lorain, where it built more than 400 lofts, townhouses, single-family homes and retail space. The project is so successful that Zaremba is expanding the development, Murphy said.
MillCreek, a 222-housing-unit project in Cleveland's Broadway neighborhood. Only two units are available, Murphy said.
Beacon Place and Woodhaven in Cleveland's Fairfax neighborhood near the Cleveland Clinic. The company built 150 single-family and townhouses there, with all of them filled.
The Avenue District, a $200 million project in downtown Cleveland that will begin in the fall. The project calls for more than 400 condominiums, penthouses and townhouses.
